What is an Appraisal and how does it work?
When the Insured (homeowner) and their insurance company disagree on the scope of damage and/or the amount to be paid on a property claim the dispute may be settled utilizing the appraisal clause set forth in their insurance policy. Appraisal is very similar to binding mediation. Each party selects an appraiser and the two appraisers select a neutral third party known as the umpire - these three individuals make up the appraisal panel. It is up to the appraisal panel to come to a mutual agreement on the cost and scope of the repairs. A agreement on by any two of the three parties is binding.
What is the benefit of demanding appraisal to settle your insurance claim?
Generally, when a claim is in dispute there is a large gap in the estimated cost of repairs between the insurance company and the contractor's estimate. In the state of Minnesota both pricing and the amount of damage can be appraised. Additionally, the appraisal panel may also be able to decide on Like/Kind and Quality/Matching. This is to guard against “spot-repairs” where no reasonable match is available (shingle or siding colors for example).
